Damage Types (14)

Missing and Wind-Damaged Shingles

Blown-off, creased, and lifted shingles: what wind actually does to a roof, why creases count as damage, and when a patch stops being enough.

Important distinction: A creased shingle is damaged even though it is still on the roof: the crease breaks the mat and the seal, and adjusters treat creased tabs as wind damage, not cosmetic wear.

Roof Water Damage

The downstream damage a roof breach causes — ceiling stains, wet insulation, decking rot, mold conditions — and how insurance divides it from the roof itself.

Important distinction: Insurance distinguishes sudden water damage from a covered peril (usually covered) from long-term seepage and deterioration (usually excluded) — the same wet ceiling can be either, and documentation of when it started decides.

Hail Damage

Damage to roofing materials, gutters, skylights, and soft metals caused by hailstones — may or may not result in a claimable loss depending on size and coverage.

Important distinction: Hail damage is a finding, not a verdict: visible hail strikes do not by themselves establish a covered loss — the policy’s terms and the carrier’s adjustment determine what, if anything, is paid. Cosmetic denting on soft metals and functional damage to shingles are different findings that policies may treat differently. Wind Damage

Roof damage caused by high winds — typically lifted, missing, or torn shingles and damaged flashing.

Important distinction: Wind damage is distinct from ordinary wear, and the two are routinely confused from the ground: a creased shingle has a broken seal even when it lies flat again, while curling and uniform granule loss across whole slopes point to age. Similar-looking symptoms lead to very different conclusions about the roof — which is why Zilker Roofing inspects before recommending anything, and never suggests a replacement when a repair is the right call.

Hail Bruise

A hail impact that crushes granules into the mat and fractures it — a soft spot with a bright center that ages into a leak, distinct from blistering.

Important distinction: A bruise is impact damage: random spatter distribution, granules driven IN, mat soft or fractured beneath, often paired with dented soft metals. A blister is heat damage from within: popped-outward craters, sometimes in patterns, no mat fracture, no corresponding metal dents. The distinction decides many hail claims.

Storm Damage

Roof damage from severe weather — hail, wind, leaks, or storm-related exterior damage. Evaluation by a qualified roofing contractor helps determine scope.

Important distinction: Storm damage is an umbrella term, not a damage type: hail, wind, and falling debris each leave different signatures and are evaluated separately. One storm event can produce any of them, all of them, or none — a big storm is not itself evidence of a damaged roof, and Zilker Roofing does not treat it as one: we do not always find damage worth acting on, and when we don’t, we tell you that.

Hail Size and Roof Damage

Wind Creasing

A horizontal fracture line across a shingle tab that lifted and flexed in wind — permanent damage even when the tab lies back down flat.

Important distinction: A creased shingle usually looks intact from the ground because the tab lies back down — the fracture shows as a faint horizontal line or only when the tab is lifted by hand. 'No missing shingles' after a windstorm does not mean no wind damage.

Granule Loss

The shedding of a shingle's protective mineral surface — normal in trickles, diagnostic in streams, terminal in patches of exposed black asphalt.

Important distinction: New roofs shed loose factory-excess granules for months (harmless); accelerating loss on an aging roof is the asphalt drying out (wear); loss concentrated at impact points after a storm is damage. Same symptom, three different meanings, read by pattern and roof age.

Roof Leak

Active water infiltration through the roof system — requires prompt diagnosis to identify the source and prevent interior damage.

Important distinction: A leak is a symptom, not a location: water commonly enters at one point and surfaces rooms away, so the ceiling stain rarely sits under the breach. Diagnosis means tracing the water path from entry to exit — patching where the drip appears treats the evidence, not the cause.

Shingle Blistering

Bubbles that form and pop in shingle asphalt from trapped moisture and heat — manufacturing or ventilation related, and routinely mistaken for hail.

Important distinction: Blisters push OUTWARD from within (raised rims, granules missing from the crater but intact around it, firm mat beneath); hail bruises are driven INWARD (soft mat, crushed granules). Blistering is excluded wear or a product defect, not storm damage — the opposite claim direction from a bruise.

Ponding Water

Water still standing on a low-slope roof 48 hours after rain — a drainage failure that magnifies load, heat, and membrane aging wherever it sits.

Important distinction: The 48-hour mark is the trade and warranty threshold: water that evaporates within two days of rain is normal on low slope; water that persists is ponding, and many membrane warranties exclude damage where chronic ponding occurs.

Thermal Splitting

Cracks that open through shingles as aged, hardened asphalt loses the flexibility to survive daily expansion and contraction cycles.

Important distinction: Splitting is age and thermal-cycling wear (random or map-pattern cracks, brittle shingles, typically excluded as wear-and-tear); a crease is a single mechanical fold line from wind at the tab hinge. Both are cracks; their causes, patterns, and claim treatment differ.

Efflorescence

White mineral crust on masonry, tile, or chimneys left behind by water evaporating out of the material — cosmetic itself, but proof water is moving through.

Important distinction: Efflorescence dissolves in water and brushes off dry (it is salt); hard white crust that will not brush off is lime carbonation, and white staining on shingles below metal is usually corrosion wash. All three read as 'white stains' and mean different things.

Important distinction: A square measures roof surface, not house footprint: pitch and overhangs make the roof larger than the floor plan beneath it, and waste factor is added on top of the square count, not hidden inside it. Two estimates quoting different square counts for one house are usually measuring different things.

Important distinction: Verification proves a claim is REAL — that the certification exists, the policy was in force, the identity is consistent. It does not prove the roof will be good: workmanship has no registry, and no directory lookup inspects a deck. Important distinction: The phrase 'No Leak Promise' does not appear on the current VELUX site; the live page is titled 'No Leak Skylights' and the warranty pages brand it as the industry-leading warranty. The four warranty numbers cover different things — 10-year installation, 20-year glass seal, 10-year product, 5-year shades and controls — and quoting one as if it were the whole warranty misstates the coverage. Slate Roof System

Important distinction: On an old slate roof the slates usually outlive everything else: most 'slate roof' problems are actually failed nails, flashings, or underlayment — and walking on slate to inspect it breaks slates.

Standing Seam Metal Roof

Concealed-fastener metal panels joined at raised seams — the premium metal roof type, distinct from exposed-fastener screw-down panels.

Important distinction: Standing seam is not the same as corrugated or R-panel screw-down metal: screw-down roofs put thousands of gasketed screws through the panel face that must be maintained; standing seam hides its fasteners in clips under the seam.

Architectural Shingle Brands

The major architectural (laminate) shingle families that appear on Texas roofing quotes — GAF Timberline, CertainTeed Landmark, Owens Corning Oakridge and Duration, Malarkey Highlander, Vista and Legacy, and IKO Cambridge and Dynasty — described by how each manufacturer tiers its own lines.

Residential Roofing

Asphalt Shingle Roof

Important distinction: An asphalt shingle roof is a system, not a product: the shingle shares the waterproofing job with underlayment, flashing, ventilation, and starter courses. Most premature shingle failures trace to those other layers or to installation — not to the shingle whose brand is on the wrapper.

Metal Roof

A long-life roofing system — standing seam and metal panel — installed for Central Texas homes seeking durability and energy efficiency.

Important distinction: "Metal roof" names a family, not one thing: concealed-clip standing seam and screw-down exposed-fastener panels differ in lifespan, maintenance burden, and failure mode as much as either differs from shingles. A quote for "metal" that does not name the panel architecture has not yet specified the roof.

Roof Ventilation

The balanced intake-and-exhaust airflow system (soffit, ridge, box vents) that controls attic heat and moisture and directly determines shingle lifespan in the Texas climate.

Important distinction: Ventilation is a balanced system, not a count of vents: exhaust without matched soffit intake can short-circuit airflow or pull conditioned air out of the house. Adding more exhaust to an intake-starved attic often makes the ventilation worse, not better — and mixing exhaust types on one attic can do the same.

Roof Flashing

The metal transition pieces (step, counter, valley, drip-edge, vent-boot flashing) that waterproof every place a roof plane meets a wall, chimney, or penetration - the origin point of most roof leaks.

Important distinction: Flashing is not caulk: sealant is a maintenance material with a service life measured in years, while properly lapped metal flashing sheds water mechanically for the life of the roof. A transition that depends on a bead of sealant to stay dry is a scheduled future leak, not a finished detail.

Roof Underlayment

The water-resistant layer between shingles and decking - synthetic vs felt is one of the most consequential and least visible choices in a Texas roof replacement.

Important distinction: Underlayment is a secondary water barrier, not a substitute roof: it is not built for extended UV exposure or standalone service. And "synthetic" names a category with a wide quality range, not a single grade — two roofs can both truthfully claim synthetic underlayment and carry very different materials.

Tile Roof

Clay and concrete tile roofing systems — durable, distinctive, and common on Spanish- and Mediterranean-style Central Texas homes.

Important distinction: The tile is not the waterproofing: on a tile roof, the underlayment beneath carries the water, and it wears out decades before the tile does. Intact tiles over a failed underlayment are still a leaking roof — which is why tile roofs get re-felted long before they get re-tiled.

Roof Decking

The plywood or OSB structural skin under everything else - the hidden variable that adds cost mid-replacement and the reason honest estimates state a per-sheet decking price up front.

Important distinction: Decking condition cannot be fully known before tear-off: rot and delamination hide under the shingles, which is why decking appears in honest estimates as a per-sheet allowance rather than a fixed total. An estimate that promises zero decking cost is promising knowledge nobody has yet.

Weatherwood and Weathered Wood Shingle Colors

Two different manufacturers' names for a gray-brown wood-tone shingle color: IKO's 'Weatherwood' (one word, Cambridge) and Malarkey's 'Weathered Wood' (two words, Highlander, Vista, Legacy, Windsor). Owens Corning publishes neither name.

Important distinction: A color name is a manufacturer's name for that manufacturer's blend; the same words on two brands are two different blends, and a swatch on a screen is not the color on a roof. Color availability is regional and changes; the manufacturer's current page and a physical sample board are the authorities, not this page.

Flat Roof

Low-slope and flat roofing systems in the Austin area — found on commercial buildings and some modern residential designs.

Important distinction: "Flat roof" and "TPO" are often used to mean the same thing, but they name different things. A flat roof is a shape — a low-slope surface, which on a house may be a whole roof or just an addition or porch. TPO is one specific membrane product, and it is a commercial material. Zilker Roofing handles residential flat and low-slope roofs separately from commercial TPO, modified bitumen, and built-up roofing, because the deck, the drainage, and the access are different problems.

Roof System Anatomy

Ridge Cap Shingles

Soffit

The underside of the roof overhang — usually vented — serving as the intake half of the attic ventilation system.

Fascia

Starter Strip

The first, mostly hidden shingle course at eaves and rakes whose factory adhesive line anchors the exposed edge shingles against wind.

Important distinction: A starter strip is a purpose-made product with its sealant line at the outer edge; cut-up three-tab shingles used as starter place the adhesive in the wrong position, and skipping starter entirely is a leading cause of edge blow-offs.

Chimney Cricket

A small peaked diverter built behind a chimney's uphill side that splits descending water around it instead of letting it dam.

Important distinction: Code (IRC) requires a cricket when the chimney is wider than 30 inches across the slope; narrower chimneys use a back pan flashing instead. A wide chimney with no cricket leaks behind itself by design, and no amount of re-caulking fixes the geometry.

Box Vent

A static, low-profile exhaust vent installed near the ridge - each one vents a fixed patch of attic, so several are needed to do the job one continuous ridge vent does.

Important distinction: Box vents are exhaust only. Adding them low on the slope, or mixing them with a ridge vent, can turn them into unintended intake that short-circuits the airflow path instead of adding capacity.

Turbine Vent

The spinning 'whirlybird' exhaust vent - wind rotates its finned dome to pull air out of the attic, moving more air than a static vent when the wind blows and acting like one when it doesn't.

Important distinction: A turbine that has stopped spinning is not merely idle - seized bearings usually mean rust, and a rusted turbine throat is a water entry waiting for the right wind. A still turbine on a breezy day is an inspection finding, not a cosmetic quirk.

Gable Vent

The louvered vent in the triangular end wall of an attic - an older ventilation approach that moves air across the top of the attic and can short-circuit a modern soffit-and-ridge system.

Important distinction: Gable vents are wall components, not roof penetrations - they belong to the siding trade and survive a re-roof untouched. The roofing question they raise is compatibility: whether they help or fight the vents the new roof installs.

Gutter Apron

The L-shaped eave flashing whose long lower leg reaches into the gutter, bridging the gap behind it so runoff cannot slip between gutter and fascia.

Public Adjuster

Important distinction: A public adjuster is not a roofing contractor and a roofing contractor is not a public adjuster: in Texas a contractor may not negotiate or adjust the claim, and a public adjuster may not also contract for the repairs on the same loss.
