Annual roof inspections in Austin
An annual inspection records the roof’s visible condition and helps you plan maintenance. We explain what needs attention, what can wait, and any areas we could not inspect.

We inspect the accessible parts of your roof system where conditions allow, including: missing, cracked, or curling shingles; worn flashing or exposed fasteners; visible signs of sagging or decking problems; ventilation issues or attic moisture where access is available; signs of hail, wind, or storm damage; gutters and roof drainage. You receive a written summary with photos, findings, recommendations, and any areas we could not inspect.
We recommend scheduling your inspection: before hail season (typically March–June in Austin); after any major wind or storm events; in late summer or early fall — to prepare for winter weather; if your roof is 10+ years old or hasn’t been inspected recently.
A dated inspection report gives you photos and notes to compare with later observations. It records what was visible and accessible during that visit. Keep it with your maintenance records; an inspection report does not establish when every issue began or determine insurance coverage.

Before you decide
Central Texas UV, heat, thermal cycling, and hail shorten roofing life compared with manufacturer marketing ranges. Asphalt shingles have a broad 10–20-year range; product and installation affect where a roof falls within it. Standing-seam metal commonly lasts 40–70 years. Tile and slate can last 50+ years as materials, though the underlayment beneath tile needs replacement sooner. TPO membranes commonly last 20–30 years. Ventilation, installation quality, and maintenance affect the life a particular roof delivers. These are material ranges, not a diagnosis of an individual roof.
A thorough inspection includes examining shingles, flashing, ventilation, gutters, and checking for leaks or structural damage.
