Zilker Roofing

Roof insurance coverage

Will insurance pay for your roof?

Coverage depends on your policy, the cause of damage, exclusions, and deductible. An inspection can document the roof’s condition; your insurer decides whether the loss is covered and what it will pay.

What Types of Roof Damage Are Covered by Insurance?

Most Texas homeowners insurance policies cover roof damage caused by sudden, accidental events — like hailstorms or wind. Commonly covered issues include: Hail impacts that damage shingles or underlayment; Wind tearing off shingles, flashing, or vents; Fallen tree limbs during storms; Fire or lightning strikes.

What Isn’t Covered?

Insurance typically doesn’t pay for wear and tear, aging, or maintenance issues. Exclusions may include: General deterioration or old age; Improper installation or manufacturer defects; Leaks that develop slowly over time; Cosmetic damage only (depends on your policy).

What If the Roof Is Old but Hail-Damaged?

An older roof may still have covered storm damage, but age alone does not determine coverage or payment. The policy, roof condition, exclusions, deductible, and insurer’s assessment matter. We can document observed roof conditions and provide an estimate; your insurer decides coverage. Ask your insurer how age, condition, and any roof-payment schedule apply to your policy.

Can My Rates Go Up for Filing a Claim?

TDI says a homeowners insurer cannot charge more for a claim involving damage from natural causes, including weather. That protection is about a surcharge for that claim; overall premiums and policy-renewal decisions can still change for other reasons. Ask your insurer how the rule applies to your policy and see TDI’s current guidance. Filing and coverage decisions are yours; ask your insurer before deciding whether to file.

Before you decide

A few good questions.

How long do roofs typically last?

Central Texas UV, heat, thermal cycling, and hail shorten roofing life compared with manufacturer marketing ranges. Asphalt shingles have a broad 10–20-year range; product and installation affect where a roof falls within it. Standing-seam metal commonly lasts 40–70 years. Tile and slate can last 50+ years as materials, though the underlayment beneath tile needs replacement sooner. TPO membranes commonly last 20–30 years. Ventilation, installation quality, and maintenance affect the life a particular roof delivers. These are material ranges, not a diagnosis of an individual roof.

What steps are involved in a comprehensive roof inspection?

A thorough inspection includes examining shingles, flashing, ventilation, gutters, and checking for leaks or structural damage.

Will homeowners insurance pay for my roof damage?

It depends on the policy, exclusions, roof condition, deductible, limits, and the insurer’s assessment. We can document roof conditions and provide an estimate; your insurer decides coverage.

Do you Offer Warrantied Roofing Work?

Roof replacements carry Zilker Roofing's 5-year workmanship warranty, and repairs carry a 2-year workmanship warranty. The manufacturer's material warranty is separate; its coverage depends on the product and installed system. We document the applicable terms in writing.
