Zilker Roofing inspects, repairs, and replaces flat and low-slope commercial roofing systems. The systems we work on include TPO (thermoplastic polyolefin), EPDM (ethylene propylene diene monomer), and modified bitumen. For commercial properties we assess drainage, penetration seals, membrane integrity, flashing at parapet walls, and HVAC curb conditions. We produce written inspection reports and repair or replacement estimates appropriate for property management review and insurance documentation.
We work with property managers, facility directors, HOAs, small business owners, and commercial landlords across Austin. The problems that bring commercial clients to us fall into three categories. Active leaks: water intrusion through membrane seams, failed penetration seals around HVAC equipment, or deteriorated flashing at parapet walls — often discovered only after interior damage has already occurred. Proactive assessment: property owners and managers who need a documented condition report before a lease renewal, refinance, sale, or insurance renewal. Storm response: hail and wind events that affect flat membrane systems differently than residential shingles — impact damage, seam separation, and gravel displacement require a commercial-specific inspection approach. In all three situations, we produce written documentation appropriate for property management records, insurance carriers, and ownership review.
Choosing a commercial roof system starts with the building's geometry, how the roof is used, and the existing roof's condition. We assess seams, penetration seals, flashing at parapet walls, drainage, and whether the insulation below the membrane is dry. Then we discuss TPO, modified bitumen, metal, or a targeted repair in the context of those findings. The recommendation is documented in a written report for property management and ownership review.

We document commercial storm damage thoroughly — written inspection reports, photos, and our own insurance-grade estimate — so a property owner or manager has what they need for a claim. We are not public adjusters: we do not file or negotiate claims. The owner and their insurer handle the claim itself.
Yes. We coordinate with property managers to minimize disruption, respect tenant schedules, and maintain clean, safe job sites throughout the project.
Yes. All commercial roofing work comes with our workmanship warranty, and manufacturer material warranties apply based on the system installed. We'll document everything in writing.
