What Is Roof Leak Diagnosis?

Finding a leak is the skilled half of fixing one, because water lies about its origin: it enters at a flashing, penetration, or fastener, runs down the underside of the decking or along a rafter, and drops onto the ceiling somewhere downslope — so the stain is the exit, not the entrance. Systematic diagnosis works uphill from the evidence: in the attic during or just after rain, following the water trail up the framing to the highest wet point; on the roof, inspecting the usual suspects upslope of that point in probability order — pipe boots (neoprene collars crack in years), flashings at walls and chimneys, vents, skylights, nail pops, and valleys — before suspecting the shingle field, which is statistically the least likely origin on a roof with life left. Controlled water testing (one section at a time, a helper watching inside) isolates stubborn cases. Two classic decoys complete the picture: condensation from attic humidity or uninsulated ducts mimics a leak in summer, and wind-driven rain can enter vents and exhaust caps that are watertight in ordinary weather.
