In Texas, a roof insurance claim runs in five stages: (1) get an independent roof inspection, (2) file the claim with your carrier within one year of the storm date, (3) meet the adjuster on-site with your own documentation, (4) compare the carrier’s estimate against an independent line-by-line estimate, and (5) receive payment in two parts — Actual Cash Value (ACV) up front, then the recoverable depreciation after the work is completed and invoiced. What is the “summary of damages” (scope of loss)?

It’s the carrier’s line-by-line list of every roof item they approved and the dollar amount they’ll pay — usually written in Xactimate. We compare it against our own independent estimate so you can see any gaps, and we submit a supplement for necessary items the original scope missed.

Do I have to pay my deductible?

Yes. Under Texas Insurance Code §707.002 (the 2019 anti-fraud law, HB 2102), you must pay your deductible toward a covered claim, and no roofing contractor in Texas may legally waive, rebate, or absorb it — if one offers to, they are breaking the law.

What is recoverable depreciation?

Many policies pay the ACV up front and hold back the depreciation, releasing it in a second check after the work is done and documented. Under Texas Insurance Code §707.004, the insurer may withhold that recoverable depreciation until it receives reasonable proof your deductible was paid. We provide the final invoices and photos you need to release it. (Some policies are ACV-only, with no recoverable depreciation.)
