What Is Roof Estimate?

A real roof estimate is a written document, not a number over the phone. It should state the measured roof size (roofers price in squares — one square is 100 square feet), the specific shingle or membrane product and its wind and impact class, the scope line by line — tear-off and disposal, decking replacement allowance priced per sheet, underlayment type, flashing, ventilation, drip edge — plus permit costs where applicable, workmanship warranty terms, and payment schedule. Online calculators and instant quotes work from satellite measurement and average pricing; they are useful for orientation, but pitch, layers to tear off, decking condition, and flashing complexity move real prices substantially, which is why a firm price requires an on-roof inspection. Comparing estimates is only meaningful line by line: a lower total that omits decking allowance or reuses flashing is a different scope, not a better price. A per-sheet decking price protects both sides from surprises found at tear-off.
