We inspect before we recommend. We never suggest a replacement when a repair is the right call.

Commercial roof replacement
Every property has different roof construction, drainage, equipment, and access needs. We assess the current system and discuss compatible options, scope, and site scheduling before work is planned.

We review roof type and condition, drainage, rooftop equipment, building geometry, access, occupancy, and scheduling needs with the property owner or manager. Those findings guide the system options and scope we discuss for the property.
For storm damage, we can photograph visible roof conditions, prepare our roofing estimate, and compare its work items with a carrier’s written scope. With the owner or manager involved, we can explain our observations during a site visit. The owner manages the claim; the insurer determines coverage and payment.

TPO membranes commonly last 20–30 years, but actual service life depends on the system, installation, exposure, maintenance, and repairs. This range is not a diagnosis; inspection findings describe a specific roof.
A commercial roof inspection can review seams and membrane condition, flashing and penetrations, drains and scuppers, rooftop equipment, and insulation condition where accessible. Findings are limited to areas that can be safely accessed.
Contact us with the property location, roof system if known, access details, and project goals. We can discuss the appropriate assessment, scheduling, and any costs before arranging a visit.
Roof replacements carry a 5-year Zilker workmanship warranty and repairs a 2-year workmanship warranty. Manufacturer material terms are separate and vary by product and system. The written proposal identifies the applicable terms.
