Commercial roof repair or replacement

Start with the roof’s condition.

Recurring leaks, drainage concerns, and the condition of the roof system can inform a repair-versus-replacement review. We assess what is visible, explain the scope, and discuss options for the building.

When to Review Repair and Replacement

Recurring leaks, drainage or ponding concerns, wet insulation, and the condition of seams and roof details can prompt a repair-versus-replacement review. Age is one factor, not a decision by itself. We assess the existing system, insulation condition where accessible, drainage, and applicable manufacturer terms before discussing options.

Commercial System Options

Options depend on the building, the existing roof assembly, drainage, and manufacturer requirements. Systems we work with include TPO, PVC, modified bitumen, built-up roofing, and metal. Coatings may be considered where the existing membrane is sound. An assessment helps narrow the options that fit the property.

Scope and Warranty Terms for a Replacement

A replacement scope depends on the existing assembly and conditions found. It may include tear-off and moisture assessment, appropriate insulation or slope work, new roofing materials, flashings, coping, terminations, and drainage components as specified. Roof replacements carry Zilker Roofing’s 5-year workmanship warranty; manufacturer material terms vary by system and product. The written proposal sets out the applicable terms.

Document Storm-Related Roof Conditions

If hail or wind affects a commercial roof, we can inspect and photograph visible conditions and compare the roofing work in our estimate with a carrier’s written scope. The owner manages the claim and may use the documentation when reviewing the roof scope. The insurer decides coverage and payment; our inspection records roof conditions rather than determining when damage occurred.
