Clay and concrete tiles are roof-covering materials within a larger assembly. The tile surface, underlayment, attachment, flashing, and roof structure can have different condition and maintenance needs. Product terms and service-life estimates vary; a general material range cannot diagnose a particular roof. An inspection should document visible conditions and any limits on access.
A tile-roof inspection can look at visible tiles, flashing, valleys, penetrations, drainage, and signs of moisture where conditions allow. The report should identify what was visible and any areas not assessed; an interior or attic review is a separate scope if needed.

Roof replacements carry Zilker Roofing's 5-year workmanship warranty, and repairs carry a 2-year workmanship warranty. The manufacturer's material warranty is separate; its coverage depends on the product and installed system. We document the applicable terms in writing.
