Roof coatings are fluid-applied membranes rolled or sprayed over an existing low-slope roof to renew its weathering surface. The common chemistries divide by strength: acrylics are economical and reflective but water-based, so they erode under ponding water; silicones tolerate ponding and ultraviolet exposure well, which is why they dominate flat-roof restoration; polyurethanes take impact and foot traffic best. A coating system typically adds 10 to 20 years of service and, in white reflective formulations, lowers rooftop surface temperature substantially, cutting cooling load — relevant through long Central Texas summers. The honest limits: coating is restoration, not repair. It requires a dry, adhering substrate; a moisture survey (infrared or core cuts) belongs before any coating proposal, because coating over wet insulation traps the moisture permanently.
