Your insurer determines coverage and payment. Zilker documents the roof and provides an estimate for roofing work. These answers explain the documents, decisions, and questions to take to your insurer.
Can I file a claim before someone inspects the roof?
You can contact your insurer as soon as you believe a loss may be covered; check your policy for notice requirements and deadlines. A roof inspection may help document visible conditions, but it is not a prerequisite to notifying the insurer or a coverage decision. Zilker Roofing can inspect the roof and provide its observations; you decide whether and when to file a claim.
What happens after I file a roof claim?
After you report a claim, your insurer should explain the next steps. It may investigate, request information, inspect the damage, and provide a written decision or estimate; the timing and documents vary by claim and policy. A Summary of Damages or Scope of Loss may describe the insurer’s estimate, but it is not a guarantee that every item is covered or paid. Ask your insurer about your claim’s status and requirements.
Do I need to get multiple estimates for my insurance claim?
An insurer’s estimate and a roofing contractor’s estimate serve different purposes, and whether you want additional estimates is your choice. We can compare the roofing work listed in an insurer’s estimate with our inspection findings and written estimate, explain differences or items that may need review, and provide that information to you. You decide what to share with your insurer; the insurer decides coverage and payment.
What is depreciation — and how do I get it back?
Some replacement-cost policies with recoverable depreciation initially withhold part of the estimated amount. If your policy does, the insurer may require completed repairs and specific proof or documents before considering release of the withheld amount; deadlines and requirements depend on the policy and claim. Review your estimate and policy, and ask your insurer what it requires. Zilker Roofing can provide a final invoice for our work, but we cannot guarantee that depreciation will be recoverable or paid.
Will filing a roof claim make my premium go up?
TDI says a homeowners insurer cannot charge more for a claim involving damage from natural causes, including weather. That protection is about a surcharge for that claim; overall premiums and policy-renewal decisions can still change for other reasons. Ask your insurer how the rule applies to your policy and see TDI’s current guidance.
What if I disagree with the insurance company’s estimate?
If you disagree with the insurer’s estimate, we can compare its listed roofing work with our inspection findings and provide photos, measurements, and a written estimate to you. You decide what to send to your insurer; the insurer decides coverage and payment. We do not submit claims or negotiate settlements on your behalf.

Good things to know.
Before you decide
A few good questions.
How long do roofs typically last?
Central Texas UV, heat, thermal cycling, and hail shorten roofing life compared with manufacturer marketing ranges. Asphalt shingles have a broad 10–20-year range; product and installation affect where a roof falls within it. Standing-seam metal commonly lasts 40–70 years. Tile and slate can last 50+ years as materials, though the underlayment beneath tile needs replacement sooner. TPO membranes commonly last 20–30 years. Ventilation, installation quality, and maintenance affect the life a particular roof delivers. These are material ranges, not a diagnosis of an individual roof.
What steps are involved in a comprehensive roof inspection?
A thorough inspection includes examining shingles, flashing, ventilation, gutters, and checking for leaks or structural damage.
Can a roofer submit a claim supplement for me?
We can compare the insurer’s listed roof work with our observations and give you photos, measurements, and an estimate. You decide what to send to your insurer; we do not file claims or negotiate coverage.
Do you Offer Warrantied Roofing Work?
Roof replacements carry Zilker Roofing's 5-year workmanship warranty, and repairs carry a 2-year workmanship warranty. The manufacturer's material warranty is separate; its coverage depends on the product and installed system. We document the applicable terms in writing.
