What this date means for a roof
A recorded storm is where to start asking, not the answer. Damage is decided by an inspection of the roof itself — dated photographs, measurements, and collateral evidence such as dented gutters, vents, or soft metals — and an insurer verifies the date of loss against that damage pattern, not against a weather record alone.
What Zilker Roofing does not do, as formal hash-verified policy:
- Zilker Roofing does not use Assignment of Benefits contracts. The homeowner remains the policyholder in control of their claim at all times. We never ask customers to sign over their insurance rights to us.
- Zilker Roofing is not a licensed public adjuster. We do not file insurance claims on your behalf, negotiate with your insurance carrier, or speak to your insurer without your involvement. We provide documentation and support only.
- Zilker Roofing does not recommend a full roof replacement when a targeted repair is the right solution. The repair-vs-replace decision is driven by the condition of the roof, not by what is most profitable.
- A roof that tree cover hides from satellite imagery is measured on site. When the canopy check finds that the imagery showed only the part of the roof the trees left visible, the satellite estimator returns no number for that address and asks the homeowner to call so the roof can be measured in person.
- A roof the satellite imagery does not cover clearly is measured on site. When Google holds no building at that point at the quality the satellite estimator requires, the estimator returns no number for that address rather than a guess, and the same address will get the same answer until a person has been on the roof.
- A roof that cannot be confirmed as the roof at the typed address is measured on site. The satellite estimator prices a building only when it sits within a bounded distance of that address, in the same ZIP code, and, where lot records exist, inside that address's lot; when any of those checks fails, it returns no number and asks the homeowner to call.
- A roof length the satellite geometry cannot settle is held rather than estimated. The homeowner's satellite estimate shows a range of squares, a range of dollars across that range, the predominant pitch, the imagery date, and the city, state, and ZIP code; it shows no length, no facet, and no coordinate, and a figure the geometry holds is withheld rather than shown as zero.
