Asphalt shingle roofing
Asphalt shingles come in different profiles, colors, and product lines. The roof beneath them matters, too. Start with its condition, then compare the shingles and supporting components in your written estimate.

A shingle roof includes more than the shingles you see. Your proposal should identify the shingle product, starter, valley protection, underlayment, flashing, pipe boots, and ventilation work. Ask about current Owens Corning, GAF, and Malarkey options and the written warranty for the product being proposed.
A roof inspection assesses visible roof conditions, where safe access allows, before the scope of work is set. Localized repair may be appropriate when the surrounding system is sound. Replacement is warranted when damage is widespread, the roof is near the end of its useful life, or the system can no longer be repaired reliably. A few visible damaged shingles do not establish that a small repair is sufficient.
If a storm damages shingles, Zilker can inspect visible roofing conditions, provide photos and written observations, and prepare an estimate for proposed roofing work. The property owner decides whether to file a claim; the insurer determines policy coverage and claim handling. Zilker may explain its own estimate and scope, but does not negotiate or adjust the claim.

Asphalt shingles use asphalt, a reinforcing mat, and surface granules; exact construction varies by product line. Compare the manufacturer’s product information and have the written scope identify the shingle and included components.
There is no single service life for every asphalt-shingle roof. Product, installation, exposure, ventilation, maintenance, and roof condition affect a particular system. A manufacturer warranty is not a promise of a specific service life; an inspection assesses the roof that is actually installed.
Some shingles are tested and marketed for impact resistance, but a rating does not mean a roof cannot be damaged by hail. Any insurance discount depends on the insurer and policy; ask your insurer before treating a discount as part of the material decision. The written proposal should name the product and rating being considered.
Curling, cracking, missing shingles, flashing concerns, leaks, or granules in gutters are reasons to have the roof assessed; no single sign determines replacement. An inspection documents visible condition and helps compare a targeted repair with replacement. Ask about inspection scope and any fee before scheduling work beyond a standard visit.
Yes. We inspect the shingles and the surrounding roof components before recommending repair or replacement. Your written proposal identifies the roofing work and product. For storm damage, we can give you photos, observations, and an estimate to discuss with your insurer.
